So what does a roof plumber in Perth do, exactly?

A roof plumber is the tradesperson for everything on a roof that carries water rather than simply keeping it out: gutters, downpipes, box gutters, valleys, flashings, ridge and barge cappings, rainwater tank connections and the stormwater pipes that take the water away. Roofers lay the tiles and sheets; roof plumbers make sure the water that lands on them goes where it should, and the two trades overlap enough that we can swap a cracked tile beside the flashing we are repairing.

Perth is hard on roof plumbing. Summer bakes sealants and loosens fixings, the winter fronts from June to August drive rain up under cappings and flashings, and coastal suburbs add salt that shortens the life of unpainted steel. Leaf litter from gums and peppermints, and sand on the sea breeze, fill valleys and box gutters that nobody sees from the ground. Most of the leaks we trace come down to one of those.

What a roof plumbing visit involves

We start where the water shows and work backwards. A ceiling stain is rarely under the leak, because water runs along rafters, battens and sarking before it drops, so we find the wet track in the ceiling space, then go up on the roof above it. On a tiled roof that means the valleys, the flashings at walls and chimneys, and any cracked or slipped tiles. On a Colorbond or zincalume roof it means the cappings, the sheet laps and fixings, and the flashings around vents.

Then we fix the cause: reseal or refit a lifted flashing, clear or replace a rusted valley, or swap the split tile or sheet. Small jobs are done on the spot; anything that needs materials or a dry day is quoted first. A check of the flashings, valleys, gutters and downpipes each autumn, with a gutter clean at the same time, is the cheapest way to keep a repaired roof dry through winter.

When Perth homes need a roof plumber

Most of the year's rain falls between May and September, with the strongest fronts from June to August, so a roof that leaked last winter should be looked at before the next one. Homes up on the Darling Scarp usually get more rain than the coastal plain and more leaf litter from the jarrah and marri; homes near the coast collect wind-blown sand and salt. Both fill valleys and box gutters fast.

Colorbond, zincalume and PVC on Perth roofs

Most roof plumbing in Perth is steel. Colorbond is BlueScope's pre-painted steel, made in a wide colour range, and it is the usual choice for gutters, valleys, cappings and flashings where the metal is visible. Zincalume is the same steel without the paint: cheaper, fine where it is hidden, but it does not last as long near the coast, where Colorbond's coastal grade earns its price.

PVC downpipes are common on older Perth homes. They do not rust, but they go brittle in the sun and crack at the joints, which is a common reason for water pooling against a wall; swapping them for Colorbond is a small job we often do alongside a roof repair. Whatever the material, a box gutter with no overflow will find its way into the ceiling in a storm.
